Property Taxes in Spain

Owning property in Spain involves several taxes and ongoing costs.

Annual Taxes

IBI (Impuesto sobre Bienes Inmuebles)

Spain's equivalent of council tax. Based on cadastral value.

Typical amounts:
  • Apartment: €300-800/year
  • Townhouse: €500-1,200/year
  • Villa: €800-2,500/year

Basura (Rubbish Collection Tax)

€100-300/year depending on municipality.

Non-Resident Property Tax

If you don't live in Spain but own property, you pay "deemed income" tax even if the property sits empty.

Taxes When Selling

Capital Gains Tax

19-26% on profit, depending on amount.

Plusvalía Municipal

Local tax on increase in land value. Only payable if there's actual gain.

3% Retention (Non-Residents)

Buyer retains 3% of purchase price and pays to tax office as advance on your CGT.
